18x24 help

Looking for some fresh ideas on a way to jazz up this existing For Sale sign. I don't like the top half at all. Everything has to stay on the sign, but can be moved. Thanks in advance. Please don't worry about being critical, as I didn't do the design. GNR 18x24.jpg

To me, the word NEW needed some pop.
A color and font change.
It's hard to know exactly without knowing the customer.

everything has to stay on the sign!!!! there is your problem!!!!!!!! ITS A FOR SALE SIGN.............say FOR SALE............then condos or new condos, give a phone OR AN ADDRESS.........why both?????? if the sign in in front of the condo.......address is useless........if its somewhere else.........again address is useless.....IF THEY ARE INTERESTED....YOU WILL HAVE TO TALK TO THEM...........

Thanks guys for the help. Unfortunately, the customer does want all this info on the sign. The address is where the condos are located and the other info and phone is the realty company. There is a lot of fonts, but I can't change what their logo consists of and really can't argue with the customers!

are these signs going to be placed some where other than where the condos are located? if so, yes to location. if they are in front of the condos, no as that is just plain stupid. yep, you can tell a customer what they need and don't need. did it yesterday with a for lease sign a lot like this. he agreed totally. since his was apartments for rent we went with how many bedrooms and monthly rent as that saves him a ton of time answering the phone. it all depends on what the customer needs and what the person reading it needs to know.
