hello family,

below is a proposal of pending lease which your input(s)(are)is solicited.

fact is,i verbally agreed to install burglar iron door to be paid by I( personally mr foolish)on day of inspecting property which owner agreed to.



Per our talk, here is what the owner has agreed to. Please find below the summation of the offer to lease unit 2

Lease Term: 3 years

Lease Amount:
$1300/mo, year 1
$1400/mo, year 2
$1500/mo, year 3

Lease Start: Jan 1, 2011

Rent Credit: One month

Utilities: Seller pays water, lessee pays electric and gas

Lessee to pay 1/6 of taxes effective year 2 and year 3

Seller agrees to allow Lessee to install iron grill on unit door, INTERIOR ONLY

Name signage to be provided by owner on exterior door

One month's deposit at lease signing

Please let me know if this is acceptable and I will initiate having the lease drafted,

He is not insulting. He is asking a question.

"How many s.f.,location?best,better,great?"

Let me translate:
How Big is it (square footage)?
What is the location like? Is it the best location in town? Is it better than most locations? Is it the worst location?

No insults indicated here, only concise (very) questions that require a certain understanding of English.

I might also ask what other comparable locations are going for in this local?

Is it usable as is? Or does it require lots of upgrading to be usable?

Have you offered less than the asking price?

There is not really enough info to know if you goofed or not

Let me be quite clear:

If you do not know what you are paying for and you have signed a contract then YES you goofed!

We have been trying to get a little information on the proposed location and you avoid giving answers. In the absence of basic information no one can confidently say you did the right thing or not.

If you do not know anything about the location (due diligence) then do not rent it until you do.

Are you serious? You sound like one of those banner orders I get every other month.
How could anyone give you any kind of credible advice on whether lease terms are acceptable or a particular piece of property is worth the price without having detailed knowledge of the market and you situation?
This is what a renters agent and/or attorney is for.
