i purchased a gas station years ago what a headache with soil samples, dept. of environmental quality, etc etc ... but the layout of many of them would make a great location for many signshops and for the most part they are in good locations as far as traffic and visibility is concerned. if you can escape the bs that accompanies the purchase of an old gas station.
