I need some opinions please.

I have this layout and the customer wanted something "bright" to catch attention on the side of a busy highway. I suggested black letters on a yellow board (this is going to be 8' x 4' x 10 mm yellow coro), and they thought it would be a good idea... so I came up with a couple of ideas...

Now I've been looking at the layout too long...

Any thoughts on improvements.

Ive always been a fan of making a simple bold box or ellipse with the text inside or extending past the edges with an outline on the text and reverse weed the lettering so the yellow can show.

Something like this

put a contrasting box on the coming soon... ya know black back with the yellow letters showing through, it will help break it up some

Lose the 'inc' and the rules... totally unnecessary.
Try to get 2nd on the same line as location. too many stacked words are very unappetizing to read.
Also, how 'bout the 'Coming Soon' on the top in reverse ??

With Buck or Bob you can't go wrong.
Break things up with a panel and leave more breathing room, like they did.
This way the layout "reads" properly instead of looking like so many words on a panel.

I like thinks suggestion! Keep it clean and simple, use a solid bar to break it off a bit!
